★ Approvals

How a plotted layout in Chennai gets approved.

The usual path from raw land to plots you can sell. The exact steps depend on where the land is.

  1. Check patta and EC

Patta, chitta, the EC for the past years and the title deeds, and whether the land falls in CMDA or DTCP limits.

  2. Plan the layout

Road widths, open space reservation (OSR) and plot sizes as the Tamil Nadu building and development rules require.

  3. Get layout approval

Apply to CMDA or DTCP through the local body. The road and OSR areas are usually gifted to the local body.

  4. Develop the layout

Roads, drains and street lights as approved, so that the local body can take over the roads.

  5. Register with TNRERA

Layouts above 500 sq m or with more than 8 plots must be registered before marketing.

  6. Sell with the approval number

Show the CMDA or DTCP approval number and the RERA number on every brochure and ad.

Rules, fees and procedures change from time to time. Check the current requirements with the authority or your planning consultant before you launch a layout. Official sites: CMDA, TNRERA. Last reviewed by the zeplot team: October 2026.

★ FAQ

Plot layouts in Chennai, answered.

What is the difference between CMDA and DTCP approved plots?

CMDA approves layouts inside the Chennai Metropolitan Area, and DTCP approves layouts elsewhere in Tamil Nadu. Both are valid approvals for their own area. Buyers should check the approval number against the approved layout and avoid unapproved layouts.

How many square feet is one ground?

One ground is 2,400 square feet, or about 223 square metres. Half a ground is 1,200 sq ft. One cent is 435.6 sq ft, so 5.5 cents is about one ground.

Do plotted layouts in Chennai need TNRERA registration?

Yes, when the layout is larger than 500 sq m or has more than 8 plots. The registration number should be shown on every advertisement and brochure.

Can you show an OMR or ECR layout on the real map?

Yes. The zeplot 3D plot map places your approved layout on the satellite view at its real location, so buyers see the roads, the coast or the IT parks around it, and each plot shows its live status.

How long does it take to set up?

Send the approved layout as a PDF, DWG or DXF with the location pin. The live 3D map is usually ready within 24 hours, and your plots are loaded into the CRM at the same time.
