Plot layout planning and 3D plot maps in Bengaluru (Bangalore).
Tech jobs keep bringing families to Bengaluru, and many of them want a site of their own, from Devanahalli near the airport to Sarjapur Road in the south-east. They ask which authority approved the layout, whether the khata is clear, and how big the site is: 30×40 or 30×50. zeplot shows your approved layout as a live 3D plot map on the real satellite view, and its AI CRM keeps your leads, bookings and instalments in one place.

How a plotted layout in Bengaluru gets approved.
The usual path from raw land to plots you can sell. The exact steps depend on where the land is.
Check title and records
Title deeds, encumbrance certificate, RTC (pahani) and mutation records, and which planning authority covers the land.
Get DC conversion
Convert the agricultural land for residential use through the Deputy Commissioner.
Design the layout
Plot sizes, road widths, parks and civic amenity sites as the zoning rules of BDA, BMRDA or BIAAPA require.
Get layout plan approval
Apply to the planning authority. A share of the sites is usually held back until the roads, drains, water and power are completed.
Develop and release the sites
After the development works are checked, the held sites are released and the khatas can be issued for the plots.
Register with K-RERA
Layouts above 500 sq m or with more than 8 plots must be registered before they are marketed.
Rules, fees and procedures change from time to time. Check the current requirements with the authority or your planning consultant before you launch a layout. Official sites: Karnataka RERA. Last reviewed by the zeplot team: October 2026.

Plot sizes and units
In Bengaluru a site is named by its size in feet: a 30×40 site is 1,200 sq ft, a 30×50 is 1,500 sq ft and a 40×60 is 2,400 sq ft. Land is bought in acres and guntas. Use our free plot area calculator to find the area of a site with four different sides.

Plot layouts in Bengaluru, answered.
What is the difference between BDA and BMRDA approved layouts?
BDA approves layouts inside the Bangalore Development Authority’s area, mostly the city and its edges. BMRDA covers the wider metropolitan region through local planning authorities such as Anekal, Hoskote and Nelamangala, and BIAAPA covers the area around the airport. Each is valid for its own area; buyers should check the approval order and the layout plan.
Is DC conversion enough to sell plots?
No. DC conversion only changes the land use from agricultural. The layout plan itself must also be approved by the planning authority, and a layout above 500 sq m or with more than 8 plots must be registered with K-RERA before it is advertised.
What does a 30×40 site mean?
A plot 30 feet wide and 40 feet deep, so 1,200 sq ft. Bengaluru buyers use these dimensions instead of square yards. On a zeplot 3D map each plot shows its own size, so irregular corner plots are clear too.
Can our sales team ask the CRM questions in Kannada?
Yes. The zeplot AI assistant is multilingual: your team can type or speak in Kannada, Hindi, English and other languages, for example to ask which buyers are overdue or to put a plot on hold. Nothing is saved until you confirm it.
How fast can you make a 3D map of our Bengaluru layout?
Usually within 24 hours of getting the approved layout PDF, DWG or DXF and the site location. Buyers then open it from one link or a QR code on any phone.
