Plot layout planning and 3D plot maps in Nagpur.
Plots are a big part of the Nagpur market, from Wardha Road and MIHAN in the south to Hingna in the west and Kamptee in the north-east. Buyers here ask three things early: is the layout NMRDA or NIT sanctioned, is it NA, and is the RL issued for this plot? zeplot puts your sanctioned layout on a live 3D plot map buyers open from one link, and its AI CRM keeps leads, bookings and instalments together, with a multilingual assistant that understands Marathi and Hindi.

How a plotted layout in Nagpur gets approved.
The usual path from raw land to plots you can sell. The exact steps depend on where the land is.
Check title and records
Title, encumbrance and the 7/12 or property card for the khasra numbers, and which authority covers the land.
Check the land-use zone
Agricultural zones on the development plan do not allow housing until the land is properly converted and a layout sanctioned.
Get NA permission
Convert the land for residential use for the full layout area.
Design and apply for sanction
Roads, open space and plot sizes as the rules require, then apply to NMRDA or NIT, whichever covers the land.
Develop the layout and get the RL
Complete the development works required by the sanction. Where plots are subject to release conditions, get the release letter (RL) that covers them.
Register with MahaRERA
Layouts above 500 sq m or with more than 8 plots must be registered before they are advertised or sold.
Rules, fees and procedures change from time to time. Check the current requirements with the authority or your planning consultant before you launch a layout. Official sites: NMRDA, NIT, MahaRERA. Last reviewed by the zeplot team: October 2026.

What buyers in Nagpur check before booking.
Their checklist
- The sanction letter and layout number from NMRDA or NIT
- The NA order and the 7/12 or property card
- The RL document where it applies, matched to the plot number
- The MahaRERA registration number
- The mouza and khasra numbers match on every paper
Plot sizes and units
Nagpur plots are usually sold in square feet, and layouts are identified by mouza and khasra numbers, so check both on every document. Land is bought in acres or hectares (1 hectare is about 2.47 acres). Use our free plot area calculator to convert sq ft, sq m and acres, and to find the area of an irregular plot.

Plot layouts in Nagpur, answered.
What is an RL plot in Nagpur?
RL usually means a release letter connected with a sanctioned layout. Do not accept the words “RL plot” alone: ask for the document and match its plot number, layout, authority and date to your plot. Have your lawyer confirm what it covers.
Does NMRDA sanction prove the seller owns the land?
No. Sanction relates to the layout: its plots, roads and open spaces. It does not prove ownership, rule out a mortgage or dispute, or show that the development works are complete. A separate title search is still needed.
Is NMRDA sanction the same as MahaRERA registration?
No. They are separate. NMRDA or NIT sanction deals with planning, while MahaRERA registration deals with project disclosure and compliance. A layout above 500 sq m or with more than 8 plots generally needs registration as well.
Can our team use the CRM in Marathi or Hindi?
Yes. The zeplot AI assistant is multilingual: your team can type or speak in Marathi, Hindi, English and other languages to ask about leads, plots and payments.
Can you make a 3D map of our Nagpur layout?
Yes. Send the sanctioned layout PDF, DWG or DXF with the location, and the live 3D plot map on the satellite view is usually ready within 24 hours.
