How to Sell Plots in Dholera to Buyers Who Can’t Visit the Site

If you sell plots in Dholera, you have two problems that most layout developers do not. Many of your buyers live far away and will decide before they ever see the site. And after fraud cases linked to the Dholera name, those buyers start out suspicious. This guide is about answering both, honestly. Clear proof is your best sales tool here.

Understand who is buying

A Dholera project often draws interest from outside the area: investors in Ahmedabad and across Gujarat, buyers in other states, and NRIs. Their questions tend to be different from those of a family buying a plot in their own town:

  • Is this land really inside the SIR?
  • Which TP scheme and FP number is it?
  • Can I see where it is without travelling?
  • What actually exists there today?
  • Who are you, and what happens after I pay?

Answer these before you are asked, and you stand apart from the many sellers who answer with hype.

Put your proof in the first message

Buyers are told to check everything, so make it easy. Prepare one page per project that a salesperson can send immediately:

  • Village, survey or block number, TP scheme, sub-scheme and FP number.
  • Your layout permission with its number and date.
  • The NA order, where it applies, and the land record extracts.
  • Your GujRERA number, if registered, shown on every advertisement and brochure.
  • The zone in the Development Plan.
  • Your company's name, address and past projects.

Our guide to the plotting project brochure covers the rest of what to include, and the questions buyers ask before booking is useful training for your team.

Show the exact location, not a nice drawing

A location map that makes everything look close to the expressway is what careful buyers have learned to distrust. Show the real thing. A 3D plot map on the satellite view lets a buyer in Mumbai, Dubai or Toronto open one link and see where the layout sits, tap a plot for its number and size, and see whether it is available. A short video from the site, filmed on a recent date, shows what exists today.

Keep availability honest

"Only 5 plots left" is one of the warning signs buyers are told to look for. If availability is live and visible, you never need to say it. Buyers can see which plots are booked, and your brokers cannot sell the same plot twice. Our article on one live inventory explains how this works in practice.

Talk about the future carefully

You will be tempted to lead with the semiconductor plant and promised price rises. Be careful for two reasons. Timelines move: a recent report puts the first wafer from the Tata plant at 2028. And promises of returns are what buyers have been warned about, and they can create legal trouble. State what is announced, link to the source and let the buyer decide. Have your advertising checked against the RERA rules too.

Run your channel partners properly

Many Dholera plots are sold through brokers in other cities, and a broker's exaggeration becomes your reputation.

  • Give every partner the same approved facts and materials.
  • Write down what they must not say, especially about returns.
  • Give each one a trackable link, so it is clear who brought which buyer.
  • Pay commission against clear, recorded rules.

Follow up every enquiry quickly

A distant buyer takes longer to decide, and may compare several projects. Enquiries get lost when they live in phones and notebooks. Record each lead with its source, the plots it asked about and the next step. See our guide to lead management and follow-up.

A multilingual AI CRM helps with the time difference and with language. A chatbot can answer basic questions about your plots at any hour, and your team can ask the CRM questions in Gujarati, Hindi or English.

Make remote payment and paperwork clear

Explain the whole path in writing before asking for money: booking amount, account name, receipt, agreement, instalments, registration and who attends it. Payments should go only to the company's account. Send a receipt each time, and keep a ledger the buyer can rely on. Our plot booking form and receipt formats are a good start.

Know which ad brought the sale

Advertising for Dholera is crowded, and it is easy to spend money with nothing to show for it. Track each campaign with its own link and QR code so you can compare cost per lead and per sale. Our article on which ad sold the plot shows how.

Frequently asked questions

How can I sell plots to buyers who cannot visit?

Give them what a visit would give them: the exact location on a satellite map, recent site video, every document and a clear payment process. Many will still want to visit before registration, so make that easy as well.

Should I mention the Tata plant in my advertising?

It is fine to state announced facts accurately and to link the source. Do not imply guaranteed returns or suggest a connection between your project and the government or Tata if there is none.

Do I need GujRERA registration to sell plots in Dholera?

Generally, a layout above 500 sq m or with more than 8 plots must be registered before it is marketed. Web pages make conflicting claims about Dholera layouts, so confirm your project's position with GujRERA or your lawyer.

Can you make a 3D map of a Dholera layout?

Yes. Send the layout PDF, DWG or DXF with the location, and the live 3D plot map is usually ready within 24 hours. It opens from one link or QR code on any phone.
