Plot Booking Form and Receipt Format: Free Templates for Developers

Every plot sale starts with two documents: the plot booking form, which records who is booking which plot and on what terms, and the booking receipt, which proves the booking amount was paid. Mistakes in either one cause disputes later. Below are free formats you can copy, adapt to your project and print or save as a PDF, with notes on what each must include.
These templates are a starting point, not legal advice. Have your lawyer review them for your state, your approvals and your RERA registration before use.
What a plot booking form must include
- Project details: project name, location, layout approval number and RERA registration number (where applicable).
- Plot details: plot number exactly as on the approved layout, dimensions, area, facing and road width.
- Buyer details: full name, address, phone, email, PAN and Aadhaar or other ID, and co-applicants.
- Price: rate, total sale price, and any extra charges (development, registration, legal) listed separately.
- Payment plan: booking amount, then each instalment with its amount and due date.
- Terms: cancellation and refund rules, what happens on late payment, transfer rules, and when the sale deed will be registered.
- Broker details if a broker brought the buyer, so commission is clear.
- Signatures of the buyer and the developer, with date and place.

What a plot booking receipt must include
- A unique receipt number and the date.
- The buyer's name and the plot number.
- The amount in figures and in words, and what it is for (booking amount, instalment 2, development charges).
- Payment mode and reference: cash, cheque number, UPI or bank transfer reference.
- Total paid so far and the balance due.
- Signature or stamp of the authorised person.

How much is the booking amount for a plot?
There is no fixed rule: developers set it, often as a fixed sum or a small percentage of the plot price. If your project is registered under RERA, check the rules on how much can be taken before the agreement for sale is signed and registered. Whatever you choose, write it in the booking form and the price list so every buyer gets the same terms.
Common mistakes with booking forms and receipts
- Plot numbers that differ from the approved layout.
- Extra charges added later instead of being listed at booking.
- Receipts with no number, so payments cannot be traced.
