Which Facing Plot Is Best? East, North, West and South Facing Plots and Vastu

"Which facing is it?" is one of the first questions plot buyers in India ask. The direction a plot faces affects sunlight, ventilation and, for many families, vastu. It also affects price: in many layouts, east and north facing plots sell faster and at a premium. This guide explains how plot facing is decided, what traditional vastu guidance says about each direction, and how developers handle facing when pricing and selling plots.
How to know which way a plot faces
A plot's facing is the direction you face when you stand inside the plot and look out towards the road at its main entrance. If the road is on the east side, it is an east facing plot. Use a phone compass standing at the plot's road edge, facing the road. Plots with roads on two sides are corner plots and face two directions, for example north-east.
East facing plot
Traditional vastu guidance considers east facing plots highly auspicious because the main entrance receives the morning sun. In practice, east facing houses get bright mornings and cooler evenings, which many families prefer. East facing plots are among the most requested in most Indian markets and are often priced higher.
North facing plot
North facing plots are also considered very good in vastu, associated with prosperity. Practically, north light is steady through the day and a north facing front stays cooler. In many cities, north and east facing plots are the two most preferred.
West facing plot
West facing plots are considered acceptable when the house is planned well, with the entrance placed in a suitable part of the west side. Some business owners prefer west facing plots. Practically, the front gets the afternoon sun, which matters more in hot regions.
South facing plot
South facing plots are often avoided by buyers who follow vastu, so they usually sell for less and more slowly. Many vastu practitioners say a south facing plot is fine with the right house plan, for example placing the entrance in the correct part of the south side and keeping heavier rooms to the south-west. For buyers who do not follow vastu, a south facing plot can be good value.
Corner plots and their directions
Corner plots get more light, air, frontage and visibility, and often have a higher price. In vastu, a north-east corner plot is generally considered the best, and a south-west corner plot the least preferred for homes. Corner plots also lose some usable area to setbacks on two sides, so compare the buildable area, not just the plot size.
What matters as much as facing
- Shape: square and rectangular plots are preferred over irregular or triangular ones, in vastu and for practical house design.
- Slope: traditional guidance prefers land that slopes down towards the north or east; practically, check drainage.
- Road width: a plot on a wider road is easier to access and often worth more.
- Surroundings: transformers, high-tension lines, nallahs and T-junctions facing the plot put many buyers off.
For developers: price and show plots by facing
Because facing changes demand, most developers set a facing premium (for east, north and corner plots) instead of one flat rate. To make this work in sales:
- Record each plot's facing in your inventory, along with its size and price.
- Show the facing clearly on the layout. On an interactive 3D plot map, buyers can see the roads around each plot and which plots are still available.
- When an east or north facing buyer is waiting, reply fast: these plots sell first. A CRM can tell you which preferred-facing plots remain and who asked for them.

Frequently asked questions
Which facing plot is best for a house?
In traditional vastu, east and north facing plots are considered the best, with a north-east corner plot the most preferred. For buyers who do not follow vastu, light, ventilation, road width and price matter more.
Is an east facing or north facing plot better?
Both are considered very good in vastu. East facing gets the morning sun at the entrance; north facing gets steady light and a cooler front. Choose by the house plan, road and price.
Is a south facing plot bad?
Not necessarily. Many vastu practitioners say a south facing plot works with the right house plan. South facing plots are often cheaper, which can make them good value.
How do I check plot facing?
Stand inside the plot at its road edge, face the road, and read the direction on your phone's compass. That direction is the plot's facing.
