How to Check Land Records Online in India: State-Wise Bhulekh Portals

Every state in India now keeps its land records online, usually on a portal called Bhulekh or a local name. You can see who owns a piece of land, its survey number, area and land type, often for free and without visiting a revenue office. This guide lists the main state portals and what to check before you buy or sell a plot.

Portal addresses and services change from time to time. If a link has moved, search for your state's name with "land records" and open the result on a .gov.in or .nic.in website only.

How to check land records online: the usual steps

  1. Open your state's portal and choose the record you need (for example 7/12, RTC or Khatauni).
  2. Select the district, taluka or tehsil, and village.
  3. Search by survey number, gat number, khasra number or owner name.
  4. View the record on screen. For an official copy, most states offer a digitally signed version for a small fee.

Many states also show the village map (cadastral map) through Bhu-Naksha, so you can see the shape and neighbours of the survey number.

What to check before buying a plot

  • Owner name: does it match the seller, and are all co-owners signing?
  • Area: does it match the sale deed and the layout?
  • Land type: agricultural or non-agricultural? A house plot on agricultural land needs conversion.
  • Other rights and loans: bank charges, tenancy, government restrictions or court cases noted in the record.
  • Recent mutations: a very recent change of owner deserves questions.
  • Encumbrance certificate: taken from the sub-registrar or the state registration portal, it shows registered transactions on the property.
  • Layout approval and RERA: for a plot in a layout, check the layout approval and the project's RERA registration.

Online records help you check fast, but they are not a substitute for a lawyer's title search covering 30 years or more, especially for larger purchases.

For developers: make checking easy for buyers

Buyers who can verify quickly book faster. Put the survey numbers, approval number and RERA number in your brochure and on your online plot map, and keep copies of the title documents ready to share. Our site visit checklist covers what buyers check on the ground.
