1 Bigha in Sq Ft: State-Wise Bigha to Square Feet, Acre and Square Metre

1 bigha in sq ft has no single answer: the bigha is a traditional land unit and its size changes from state to state, and sometimes from district to district. In Uttar Pradesh a bigha is commonly taken as 27,000 sq ft, in Gujarat 17,424 sq ft, and in West Bengal 14,400 sq ft. This guide gives the commonly used values state by state, with acres and square metres, and explains how to confirm the figure for your land.

These are the values most commonly used in each state. Local practice can differ inside a state, so always confirm the bigha size used in your district's land records before you buy, sell or price land.

Why the bigha is different in every state

The bigha comes from the land revenue systems of the old princely states and provinces, and each region kept its own definition after independence. Some states also have a smaller bigha for one purpose and a larger one for another, like Rajasthan's pucca and kachha bigha. Official land records increasingly show area in hectares, acres or square metres, but buyers and sellers still talk in bighas in much of north and east India.

Bigha and its smaller units

A bigha is usually divided into smaller local units, and these also vary:

  • Biswa: commonly 1/20 of a bigha in Uttar Pradesh, Rajasthan, Punjab and Himachal Pradesh.
  • Katha: used in Bihar, Jharkhand, West Bengal and Assam; for example, a West Bengal bigha is 20 katha of 720 sq ft each.
  • Dhur: used in Bihar and Jharkhand, commonly 1/20 of a katha.

How to convert bigha to sq ft yourself

Multiply the number of bighas by your state's bigha size in square feet. For example, 2.5 bigha in Gujarat is 2.5 × 17,424 = 43,560 sq ft, which is exactly 1 acre. To convert to square metres, divide square feet by 10.764. To convert to gaj (square yards), divide square feet by 9.

For any other unit, our free plot area calculator converts between square feet, square metres, gaj, acres, hectares, guntha, cent and more, and calculates the area of plots with unequal sides.

Selling land measured in bighas

If you are a developer selling a plotted project on land bought in bighas, quote plot sizes to buyers in the unit they use when they build: square feet or gaj in most cities. Show the total land area in bighas and acres in the brochure, and keep the plot sizes on your layout plan and price list identical, so buyers never see two different numbers for the same plot.
