Selling Off-Plan Units and Villa Plots in the UAE to Overseas Buyers

A large share of buyers in Dubai, Abu Dhabi and Ras Al Khaimah decide from another country. They cannot drop by the sales centre, so the way you present the project, and how fast you answer, decides whether they book. Here is what matters when you sell off-plan units and villa plots to overseas buyers.

1. Make the paperwork easy to trust

Overseas buyers worry most about whether their money is safe. Show them early that the project is registered and that payments go into the project’s escrow account. In Dubai, each sale is recorded on Oqood, the interim register, and the buyer can check it. In Abu Dhabi, expressions of interest for new projects are registered on Madhmoun and held in escrow. Put this on your project page and in the first message to every lead.

2. Show the master plan the way a buyer thinks

A brochure master plan is drawn for approvals and designers. A buyer wants to know three things: where is my plot or unit, what is next to it, and is it still available? A live interactive master plan answers all three on a phone. Each villa plot or unit is a shape on the real satellite view, coloured by status, with its size and price one tap away.

3. Keep one inventory for your team and your brokers

Most UAE projects sell through many brokers at once. When availability lives in spreadsheets and WhatsApp groups, two brokers sell the same unit. Use one live inventory that your team and every broker sees, so a booked unit turns booked everywhere at once.

4. Answer in the buyer’s time zone

A buyer in London, Mumbai or Moscow sends an enquiry in the evening their time. Reply within minutes, even outside office hours: an automatic WhatsApp reply with the map link and a brochure, and a callback slot the next morning. Speed matters more than a perfect pitch.

5. Follow the payment plan for the buyer

Off-plan payment plans run for years. Send reminders before each instalment, with the amount, due date and escrow account details, and a receipt as soon as the payment arrives. Buyers abroad remember developers who keep them informed.

6. Keep your ads compliant

In Dubai, property ads need a Trakheesi permit from the Dubai Land Department. Plan your campaigns around the permit, and send every ad to a page that shows the real master plan and availability.
