Selling Estate Plots in Lagos: How to Win Buyers’ Trust

Selling estate land in Lagos is competitive, especially along the Lekki corridor. Buyers have many options, and many have been burnt before or know someone who has. The developers who sell fastest are the ones who make trust easy. Here is how.

1. Open your title from the start

Put the estate’s title (C of O, or excision and gazette) and survey plan in the brochure and on the project page. Invite buyers to check them. Mention your LASRERA registration. Hesitation about documents loses more buyers than price does.

2. Show the estate as it really is

Many buyers, especially in the diaspora, never see the land before they pay their first instalment. A live 3D map on the real satellite view shows them the estate, the access road from the expressway, and every plot with its number, size and status. It answers the question “where exactly is my plot?” before they ask.

3. Control what your realtors sell

Realtor networks sell a lot of estate land, but when each realtor works from an old price list, the same plot gets promised to two buyers. Give realtors live availability and send their leads straight into one CRM, so every plot is sold once.

4. Make instalments and allocation clear

Say exactly what the buyer pays, when, and when they get physical allocation of a specific plot and their deed of assignment. Send reminders before each instalment and receipts as soon as payments arrive.

5. Show progress

Photos of the gate, the roads and the drainage, and short videos from the site, keep buyers confident between payments and bring referrals.
