How Kenyan Land Companies Can Sell Plots to Diaspora Buyers

Kenyans in the Gulf, the UK, the US and across Europe send money home every month, and land is one of the first things they want to own. But they cannot join a Saturday site visit, and many have heard stories of relatives or companies selling them land that was not what was promised. To sell to the diaspora, a land company has to replace the site visit with proof.

1. Lead with proof, not promises

Share the title number, the approved subdivision plan and your company registration in the first conversation. Encourage buyers to do their own official search. Companies that welcome checks win more diaspora buyers than companies that avoid them.

2. Give them the site visit on a phone

A live map of the subdivision on the real satellite view lets a buyer in Dubai or Dallas see the project, the road from the highway, and each plot with its number, size and status. Add a live video call from the plot itself, at a time that suits their time zone, and you have replaced most of what the bus visit does.

3. Make instalments easy from abroad

Diaspora buyers often pay over months. Accept payment by bank transfer and by M-Pesa through a company paybill. Send a reminder before each instalment and a receipt as soon as it arrives.

4. Show progress

Buyers abroad worry most between payments. Send short updates: the road graded, the water connected, the title processed. Photos and a short video each month do more for referrals than any advert.

5. Reply in their time zone

A buyer in the Gulf messages in the evening; one in the US messages while you sleep. An automatic WhatsApp reply with the project map and price list, followed by a call at a time they choose, keeps the lead warm.
