Selling Serviced Plots in Ghana: Building Trust With Buyers

Ghana’s buyers, at home and abroad, want land, but many have heard of plots sold twice or land guards on site. A developer who removes those fears sells faster and at better prices. Here is how.

1. Make the title easy to check

Tell buyers who the customary owner is, show your lease and registration, and encourage them to do their own Lands Commission search. The Land Act requires it anyway, and a developer who welcomes the search earns trust.

2. Show the estate and each plot

A live map of the estate on the real satellite view shows buyers the access road, the services and every plot with its number, size and status. A buyer in London or Dubai sees the same thing as a buyer standing at the gate.

3. Sell each plot once

When availability lives in notebooks and on agents’ phones, double sales happen. Keep one live inventory for your team and agents, and the moment a plot is sold it shows as sold for everyone.

4. Make instalments simple

Accept bank and mobile money payments, send a reminder before each instalment and a receipt as soon as payment arrives. State in writing when the indenture and site plan will be handed over.

5. Show progress on site

Monthly photos and videos of roads, drainage, electricity and the gate keep buyers confident between payments and bring referrals from their families.
